The System

The factory is the construction site.

Domo reorganized the whole act of building housing around standardization. The same chassis is designed once, manufactured on assembly lines, set by one crew and operated on one platform. What each team learns flows back into the next building.

Five steps, one sequence, every project.

Where conventional construction hands a project between dozens of parties, Domo runs it as a single sequence. Factory and site work happen in parallel, and the building arrives finished.

01

Design

Sites are selected for density and repeatability inside a metro. Every project is configured from the standard chassis: residence, stair, elevator and amenity modules engineered once and reused.

02

Manufacture

Modules are built indoors in San Diego on an automotive-style line: steel chassis, MEP, interiors, kitchens, fixtures and furnishings, with quality checked at every station.

03

Ship

Each module rides a standard flatbed truck as a permitted load, with no flaggers or follow cars required. Loads are sequenced to the order the crane needs them.

04

Set

Foundations and utilities are ready when the modules arrive. Each is crane-set, locked to its neighbors with the patented mechanical connection and tied in unit to unit. A building stacks in under two weeks.

Operate

The community opens on Domo's own software stack and is run by Domo Living. Occupancy, energy and maintenance data return to the design and factory teams.

The set

A building, chassis by chassis.

Each module arrives on the standard Domo steel chassis, ready to join with the patented connection system. Stair and elevator volumes in red, built on the same line and shipped with the stack. Once the last module is locked, the building closes in. Illustrative of one of many configurations the standard chassis can take.

Domo Construction

What moves indoors, and what stays on site.

Nearly all of the residential building is finished in the factory. On-site work is limited to the things that can only happen on site.

In the factory Domo Manufacturing

  • Steel volumetric chassis, welded and inspected
  • Floors, walls, ceilings, insulation and fire assemblies
  • Plumbing, electrical, HVAC and low-voltage
  • Kitchens, baths, fixtures, finishes and built-in furniture
  • Smart-home devices, access hardware and solar prep
  • Stair, elevator and pool volumes
  • Quality record for every module before it ships

On site Domo Construction

  • Foundations and podium
  • Utility connections and site civil work
  • Crane setting and the mechanical lock between modules
  • MEP connections from unit to unit
  • Exterior closure where modules meet
  • Final punch-out and commissioning

The loop is the product.

Anyone can build one (modular) building. Domo's advantage is that the next building is cheaper and faster than the last, because design, manufacturing, construction and operations share one data set, one in-house AI and one incentive: Domo owns and operates what it builds. Hover a division, or the Domo Brain at the center.

The Domo Brain is the data moat.

Every building built, every module produced, every consultant hired and every project meeting runs through the Domo Brain: an in-house, enterprise-level AI that consumes the data from all four divisions, structures it and returns it as decisions. It is how Domo enhances the product, operates the buildings, drives cost down and scales.

The standard chassis

Designed and built by Domo. One structural system for every product type, from a garden walk-up to a 21-story tower.

StructureSteel volumetric module. Each unit is a complete, structurally independent room-sized volume that becomes part of the building frame when locked to the adjacent modules.
ConnectionPatented mechanical locking system, module to module. Fast, repeatable and inspectable, with no field welding at the joint.
Height ratingRated in California seismic zones to 210 feet, about 21 stories.
Module typesOne, two and three bedroom residences. Stair volumes. Elevator volumes. Amenity and pool volumes.
TransportStandard flatbed truck. Modules ship as permitted loads, with no flaggers or follow cars required.
Finish levelLeaves the factory with structure, MEP, kitchens, baths, finishes, furnishings, smart-home and access devices installed. Fully finished and move-in ready. See the unit.
EnergyPrepared for BIPV cladding, distributed battery storage per building and solar balconies. See Technology.
Product typesMarket-rate, affordable, workforce, student and senior housing, and hospitality.

One standard chassis. Every kind of housing.

Domo designed and builds its own steel volumetric chassis. The structure, the lock, the line and the app never change. The unit mix, the amenity volumes and the operating model do. Pick an asset class to see how the same system configures.
